Full Replacement Concerns

A full replacement is as daunting as it sounds. Your entire roof including your sub-roof materials, if necessary, are removed and discarded. New wood is put into place and your new system is installed. Sounds so easy, however there are many variables that will affect that replacement project.

Size. The size of the roof is one of the biggest determinants of the time required for the replacement. With current supply chain issues, the roof size plays a larger role than ever before.

Weather. Replacing a commercial roof is a project best done in good, clear weather. Your roof replacement project can be delayed by high winds, snow, hail, and heavy or intermittent rain. A heavy downpour during the replacement process could put your inventory at risk. Where possible, a full replacement is best accomplished during cool, dry months.

Sub-structure Damage. Beneath your existing roofing system is your decking. Damage like rot, the presence of mold, or significant water damage may require removal and replacement as well.

Design Complexity. This is pretty straight forward. A flat roof takes less time to replace than a sloped roof with multiple peaks.

As a commercial building owner, you have a lot of choices regarding your roofing system. However, those choices are not unlimited. In part, the type of roofing structure you have plays a role in the type of system most appropriate. For example, you wouldn’t want to put shingles on a flat roof. Why? Because the pitch of the roof plays a large role in the waterproofing capabilities of those shingles. Without that slope, the waterproofing nature of the shingles is compromised.
